A valid renter's insurance policy must be secured prior to move-in and maintained throughout the lease. No smoking is permitted on the premises. Violation of this policy may result in eviction and abatement fees. Pet Policy: Up to 2 pets maximum will be considered. A $50/month pet rent per pet applies as well as a $500 non-refundable pet deposit. Residents are responsible for maintaining the property in good condition, including: * Routine lawn care and landscape upkeep (optional maintenance service is available for a monthly fee) * Monthly HVAC filter changes * Cleaning of gutters * Replacement of light bulbs and smoke detector batteries * General day-to-day maintenance & upkeep Additional Lease Terms: * Maximum occupancy: 8 residents * No pools or trampolines permitted * No overnight street parking allowed * Late fees apply after a 5-day grace period $50 per day * Returned payment fee: $100 plus any applicable charges incurred by the lessor Early termination subject to applicable state and federal regulations including customary military accommodations.
