Tenant will be financially responsible for damage to landscaping caused by neglect, improper watering, or failure to report irrigation issues. Pool Use & Liability Landlord provides professional pool service. Tenant assumes full responsibility for safe pool use by themselves, household members, and guests. No lifeguard on duty Tenant agrees to supervise all children and guests No diving unless depth safely permits No glass containers in pool area Tenant releases Owner from liability for injury, death, or accidents related to pool use except where prohibited by law. Tenant is responsible for damage caused by misuse of pool equipment or tampering with pool systems. RV Parking & Hookups RV parking and hookups (power and sewer) are provided as a convenience. Tenant is responsible for: Proper and safe connection Compliance with all city codes Any damage caused by misuse Owner assumes no liability for damage to Tenant's RV or property. Occupancy Limits Only approved tenants listed on the lease may reside in the property. Long-term guests staying more than ___ consecutive days must receive written Owner approval. Subleasing, short-term renting, or assignment of lease is strictly prohibited. Smoking Policy No smoking of any kind (including vaping or marijuana) inside the home, garage, or within pool/patio areas. Alterations No alterations, satellite installations, painting, mounting, or structural changes without written approval. Furnishings (Optional) Optional furnishing package may be available for additional monthly fee if agreed in writing prior to lease execution. Insurance Requirement Tenant must maintain renter's insurance throughout the lease term with minimum liability coverage of $100,000 and provide proof prior to move-in. Owner is not responsible for Tenant's personal property. Default & Legal Fees Tenant agrees to be responsible for reasonable attorney's fees and court costs incurred by Owner due to breach of lease.
