Owner pays the quartely sewer bill, monthly HOA dues, and required annual rental fees. The renter is responsible for all other utilities. The security deposit is fully refundable at the end of the lease term, provided there are no damages beyond normal wear and tear, lease terms have been met, and all applicable fees, including late fees, have been satisfied. A washer, dryer, and microwave are currently available for tenant use. If any of these appliances become inoperable, the tenant may replace them at their own discretion and expense and will become personal property of the tenant. Renter's insurance is required for the duration of the lease and must be maintained at the tenant's expense with the landlord listed on the policy as a party of interest. Tenant is required to submit proof of the active policy within 30 days of signing the lease. Please refer to the lease agreement and HOA rules and regulations for additional terms.
