Lease terms

Monthly Rent: $3,850 Lease Term: 12 months Security Deposit: $2,500 Pet Deposit: $500, if applicable Pet Policy: Small pets may be considered on a case-by-case basis and must be approved by the landlord in writing prior to occupancy. 1. RENT & SECURITY DEPOSIT Monthly rent shall be $3,850, payable in accordance with the terms of the executed lease agreement. A $2,500 security deposit is required prior to occupancy and will be held and administered in accordance with applicable Virginia law. The security deposit may be applied, as permitted by law and the lease, toward unpaid rent, tenant-caused damage beyond ordinary wear and tear, cleaning or restoration costs attributable to the tenant's noncompliance with the lease, or other lawful charges. 2. PET DEPOSIT & PET REQUIREMENTS A $500 pet deposit is required for approved pets. All pets must receive prior written approval from the landlord. Approval of one pet does not constitute approval for additional pets. Tenants are responsible for all pet-related damage, excessive cleaning, waste removal, pest treatment resulting from pets, and damage to landscaping or other property caused by the pet, subject to applicable law. 3. UTILITIES & SERVICES The tenant shall be responsible for all utilities and services associated with the property. 4. HOA FEE The tenant shall be responsible for the current $57 monthly HOA fee associated with the property. The HOA fee is subject to change based upon the HOA's annual budget, assessments, or other lawful changes established by the HOA. Any changes to the tenant's responsibility for HOA charges shall be communicated in accordance with the lease and applicable law. The tenant agrees to comply with all applicable HOA rules, regulations, covenants, restrictions, and community requirements provided to the tenant. Any fines, penalties, or charges imposed by the HOA as a result of the tenant's or tenant's guests' violation of HOA rules may be charged to the tenant to the extent permitted by the lease and applicable law. 5. QUARTERLY PROPERTY INSPECTIONS & PREVENTATIVE MAINTENANCE The landlord or the landlord's authorized agents, contractors, or service professionals shall have the right to access the property periodically for preventative maintenance, inspection, and assessment of the property's condition, subject to applicable Virginia law. 6. YARD & EXTERIOR The tenant shall maintain the property and exterior areas in accordance with the lease and any applicable HOA requirements. 7. NO-SMOKING POLICY This is a strict no-smoking and no-vaping property. Smoking or vaping of any kind is prohibited inside the home, garage, bonus room, and on the property grounds. This includes cigarettes, cigars, pipes, marijuana, e-cigarettes, and other smoking or vaping products. The tenant is responsible for any damage, staining, odors, residue, or remediation costs resulting from a violation of this policy, to the extent permitted by applicable law. 8. INSURANCE Tenant shall maintain renter's insurance throughout the lease term in an amount and with coverage requirements specified in the lease. Proof of insurance shall be provided to the landlord upon request and as required by the lease.
