Lease terms

1. Lease Term The Lease shall commence on _______ 20 and continue for a fixed term of one (1) year, unless terminated earlier in accordance with the Lease Agreement. Upon expiration of the initial lease term, rent may be adjusted at renewal in accordance with applicable law. Utilities are not included. 2. Rent & Late Fees Rent is due on the 1st day of each month. Rent must be received no later than the 5th day of the month. If rent is not received by the end of the 5th day, a late fee of $150.00 shall be assessed. Failure to timely pay rent may result in legal action as permitted by applicable law. 3. Application Requirement Each adult (18 years of age or older) residing at the property must complete a rental application and screening through Zillow Rental Manager. No adult may reside on the premises without prior written approval from Landlord. 4. No Smoking Policy Smoking is strictly prohibited inside the dwelling, garage, or any enclosed area of the property. This includes cigarettes, cigars, vaping devices, marijuana, or any other smoking substances. 5. Fire Safety & Prohibited Activities The following are strictly prohibited on the property: Grills of any kind (charcoal, propane, gas, electric, etc.) Bonfires or open flames Fire pits Fireworks Burning trash or debris 6. Recreational Equipment Restrictions The following are not permitted on the property: Swimming pools (temporary or permanent) Trampolines 7. Parking Policy Parking is permitted only in designated areas (driveway and/or garage). No parking on lawn or landscaped areas. No commercial vehicles, trailers, boats, or inoperable vehicles without prior written permission. Tenant is responsible for ensuring guests comply with parking rules. 8. No Pet Policy No pets or animals of any kind are permitted without prior written consent from Landlord. 9. Tenant Maintenance Responsibilities Tenant agrees to maintain the premises in a clean, sanitary, and safe condition, including: Bringing trash and recycling containers to the curb on scheduled collection days and returning containers promptly after pickup Replacing HVAC air filters regularly (recommended every 1 3 months) Changing light bulbs and smoke detector batteries as needed Keeping plumbing fixtures clean and promptly reporting leaks Preventing mold and moisture buildup through proper ventilation Rinsing food particles from dishes before placing them in the dishwasher Maintaining cleanliness to prevent pests Avoiding disposal of grease, wipes, or improper materials in plumbing Promptly notifying Landlord of maintenance or repair issues Tenant shall not make repairs, alterations, or improvements without prior written consent from Landlord. 10. Lawn Maintenance Tenant shall be responsible for all lawn care and exterior yard maintenance during the tenancy, including mowing, edging, weed control, and general upkeep of the landscaping. Lawn and exterior areas must be maintained in a clean and orderly condition at all times. 11. Breach of Lease Violation of any term, condition, or restriction contained in this Addendum shall constitute a material breach of the Lease Agreement and may result in termination of tenancy and eviction proceedings in accordance with applicable law.
