Lease terms

Flexible Lease Options Available: Long-Term Lease (12 months): $3,200/month(Unfurnished and Tenant pays Utilities) Mid-Term Lease (6 months): $3,800/month (Fully Furnished and Landlord pays Utilities-up to $500) Month-to-Month: $4,000/month (Fully Furnished and Landlord pays Utilities-up to $500) Rent: Tenant shall pay rent, payable on the 1st of the month. The first month's rent (or prorated days) shall be due upon signing of this Lease. For Long Term Rentals: Tenant shall also pay last month's rent upon move in date. Security Deposit: Tenant shall deposit the sum of $2000 as a security deposit, to be held by the Landlord for the duration of the Lease. This deposit shall be returned to the Tenant within 15 days of the end of the Lease, less any deductions for move out cleaning and damages beyond reasonable wear and tear. Utilities: See above Yard Maintenance: Included in rental pricing Furniture and Appliances: The rental property can be fully furnished with the following items: Bedroom furniture, sofa, tables, washer and dryer, microwave, stove....A full list will be given during the walkthrough. Tenant agrees to maintain the furniture and appliances in good condition and return them in the same condition at the end of the lease term, excluding reasonable wear and tear. Occupants: The rental property is to be occupied only by the Tenant. Tenant shall not sublet the premises or any part thereof without prior written consent of the Landlord. All occupants over 18 will be required to submit an application. Applications are accepted through Zillow. Maintenance and Repairs: Landlord shall be responsible for all maintenance and repairs to the premises, excluding those caused by the negligence or intentional act of the Tenant or Tenant's guests. *Pets: Negotiable (per pet fee is $500)
