Lease terms

1. Tenant is responsible for payment of all utilities and services, including propane (heat), electric, water, internet, and telephone service. 2. Owner will provide lawn mowing services. 3. No improvements, alterations, or modifications may be made to the home or property without prior written consent from the Owner. 4. No landscaping changes or additions are permitted without prior written consent from the Owner. 5. Renters do not have access to the swimming pool located at the neighboring property and are not permitted to use or enter the pool area. 6. Renters are not permitted to enter the neighboring property across the road, including any buildings, structures, or pond located on that property. 7. Pets are permitted; however, renters are fully responsible for any damage caused by pets to the home or property. 8. Smoking is strictly prohibited anywhere on the property. 9. A trash service fee of $18.00 per month is required and shall be paid by the renter. Trash pickup occurs weekly at the end of the driveway. 10. Space heaters are prohibited. 11. No subletting. 12. No addition of people living in the home once lease is signed without written consent of owner. 13. Failure to comply with any lease terms, rules, or policies may result in termination of the lease agreement and requirement to vacate the property.
