Move-In Fees: $350 per person (non-refundable) Application Process: All applications must be submitted online $50 non-refundable application fee per applicant All applicants 18+ must apply Required documents: valid ID, proof of income, and pet photo (if applicable) Important: First month's rent must be paid before the application will be processed Units remain on the market until first month's rent is received If approved, first month's rent is applied to move-in If denied, first month's rent is refunded If approved and applicant cancels, first month's rent is non-refundable Processing Time: Applications typically take 2 3 business days Applicants are notified directly of approval or denial Credit & Approval Guidelines: ~650+ credit score recommended Co-signer required if credit is below 650 (must be an individual, not a company) Approval is based on multiple factors (credit, income, rental history, etc.) and is at management's discretion Utilities Utility package required (includes water, trash, sewer, and common area utilities) Gas, heat, and electric are to be paid by the tenant Pricing varies by unit size and occupancy Pet Policy Max 2 pets allowed Cats welcome Dogs allowed in select buildings (max 60 lbs, breed restrictions apply) $300 pet fee per pet + monthly pet rent Restricted breeds: Doberman Pinschers, Pit Bulls, German Shepherds, Rottweilers (or mixes) ESA/service animals exempt with proper documentation
