Renter pays 66% of the utilities bills plus Gas. It is acceptable to reuse tenant screening reports if they are within 3 months. Screening criteria: See below, criteria for rental. Seems long but it is typical. Please answer the first 4 and the rest will come from the screening report. 1. Applicants do not have any pets? 2. Do applicants smoke? 3. Does Applicant own a motorcycle? 4. There will be no more than 2 people living in the house? The criteria below is scored by the screening company and it is up to my discretion. 1. Applicant has a monthly income that is 2.5x the monthly rent. 2. Applicant has demonstrated financial responsibility as seen on a credit report 3. Applicant has a history of paying rent on time 4. Applicant does not have a history of evictions due to non-payment of rent 5. Applicant has a positive rental history 6. Applicant does not have any criminal convictions for crimes considered harmful to people or property 7. Applicant does not have a history of noise complaints 8. Applicant's rental references would rent to him again 9. The applicant was refunded the full security deposit 10. The applicant reported maintenance issues immediately 11. Applicant did not cause damage in excess of the security deposit 12. Minimum credit score of 650. Yard maintenace: Yard should be mowed and weeded on a monthly basis. Lease duration 1 year and can continue with notice to the landlord that tenured wants to extend.
