Lease terms

This is a non-smoking property smoking of any kind (including cigarettes, vaping, and cannabis) is strictly prohibited inside the home and on the premises. Tenants must comply with all Twin Creeks HOA rules and regulations at all times. A 12-month lease is required to start. A non-refundable $50 application fee is required for each adult applicant 18 years of age or older. All adult occupants must complete a full application, which includes credit, background, and rental history screening. Proof of income (pay stubs, tax returns, or equivalent) demonstrating at least 3x the monthly rent is required. Prior to move-in, approved applicants must pay the first month's rent, security deposit (equal to one month's rent), and any applicable pet deposit. No subletting is allowed without prior written approval from the owner.
