Lease terms

10 month lease, then month to month. Tenant responsible for all utilities. Owner does not provide washer or dryer (personal property). Security deposit due at the time of signing the lease. We only stop advertising the property once a lease is signed and the deposit has been received. Decision to lease is based on credit, monthly income/rent ratio & ability to move in. We will not hold the property. Good credit a must (credit score of 720+). No collections, bankruptcies or evictions. 6 months worth of paycheck stubs showing consistent employment must be uploaded when applying to show ability to pay. We will also need a copy of your drivers license or ID. The last 6 months worth of rental payments made to your current landlord must be uploaded. Anyone over 18 living in the home must submit an application and qualify. Income requirement: At least 2.5 times more than rent. Good rental history with references a must. Applications will only be considered after an in person showing. Please do not disturb tenant.
