Lease terms

Lease term is through 12/31/26 with an option to extend through 5/31/27 with CU Real Estate Services approval. Tenants would need to provide notice no later than 11/1/26 with intention to extend the lease and CU Real Estate Services will repsond no later than 12/1/26 decision. Included in this rate are yard maintenance (mowing in the summer), annual fall clean up, snow removal on the sidewalk in the winter, regular preventative maintenance (furnace filters, checks on water heater), and water/sewer/garbage services. Tenants pay electric/gas through Xcel which is set up on the first day by the Tenant. Tenants are responsible for shoveling snow in front of their door and a walkway to the mailbox/sidewalk and regularly picking up any trash that is blown into/around the yard. Since this property is owned by the University, All tenants (max 4) must be currently enrolled at CU Boulder and in good standing. We will check the status prior to approving an application. Sorry, no pets are allowed.
