Lease terms

12-month lease with potential for renewal. No smoking permitted. Pets will be considered on a case-by-case basis; standard refundable pet deposit: $300. Utilities/Electricity are not included. Due at signing: First month's rent + Deposit ($5,100.00). $35 non-refundable application fee and background check due at time of application (per adult aged 18 and over). No applications accepted prior to touring the property by appointment. Valid gov't issued photo ID is required of all applicants. Applicant(s) must demonstrate 2.5X monthly income, verified by most recent 2 months of paystubs; 2 years employment history/employment verification. Minimum credit score 700. Current and/or prior rental references must be favorable. Applicant(s) must have verifiable rental history for the past 36 months and provide housing provider references for that period. Unverifiable rental history may result in denial. If past or present landlord(s) do not respond to requests for information within 48 hours of being contacted, that may result in denial due to unavailability of verifiable favorable rental history. Eviction Records within the past 36 months will not be considered for occupancy per SOCR. Applicants who received 3 or more lease violation notices from their previous landlord will not be considered for occupancy. All necessary documents are to be furnished in person or by email.
