Lease terms

General Lease Terms * Minimum lease term: 12 months. * Monthly rent is due on the 1st of each month. * Security deposit: One month's rent. * First month's rent and security deposit are due at lease signing. * No smoking or vaping inside the home or garage. * Tenant is responsible for electricity, natural gas, water, sewer, garbage, internet, and any other utilities unless otherwise specified. * Tenant is responsible for maintaining the yard and landscaping, including regular mowing, weeding, watering, and seasonal maintenance. * Tenant must comply with all HOA rules and regulations. Any fines resulting from the tenant's actions or failure to comply with HOA rules will be the tenant's responsibility. * Tenant is responsible for replacing HVAC air filters regularly and promptly reporting any maintenance issues. * No subleasing or short-term rentals (including Airbnb or similar platforms) without the landlord's prior written consent. * Renter's insurance is required before move-in and throughout the lease term. * Background check, credit check, income verification, employment verification, and rental history verification are required for all adult applicants. * Applicants should have a verifiable monthly household income of at least three times the monthly rent. * No illegal activities are permitted on the property. * The property must be kept clean and in good condition. Any damage beyond normal wear and tear is the tenant's responsibility. * Move-in date is subject to mutual agreement.
