Only passenger cars, trucks, vans and SUV's will be allowed in parking area. All vehicles must be currently licensed with licensed displayed, be in good operating condition, and not be unsightly. The landlord has the right to enter a property and is required to give 24 hours notice via letter, email, text or call. In the case of an emergency landlord has the right to enter the unit. Tenants may not make alterations or additions to unit without written consent from landlord. Repairs for damages caused by the tenant, occupants, or guest must be paid for by tenant. Tenant must notify landlord of any damages that need immediate repair via text/call, email, or written letter. Only those on the lease may occupy the property on a full time basis. No subletting is allowed. No waterbeds are allowed. Tenant will take full responsibility of bed bugs. Locks may not be changed or added by tenant. In the event tenant wishes to end tenancy, the tenant must provide a written letter or email 60 days prior to end date. If not the lease will renew. Window covering must be uniform for all units and window screens will not be removed. No loud music or loud pets will be allowed. Parking area, and front lawn must be kept tidy and not used as a storage area. Landlord is expressly given the right to assign any or all of its interest in this Lease, provided that such assignment does not affect Tenant's rights hereunder.
