Lease is for 12 month minimum. Tenant shall vacate the premises upon termination of the Agreement, unless (i) Landlord and Tenant have extended agreement or signed a new agreement; (ii) Landlord accepts rent from Tenant (other than past due rent), in which case a month-to-month tenancy shall be created which either party may terminate by a thirty (30) day written notice. In the event a month-to-month tenancy results, rent shall be at a rate agreed to by Landlord and Tenant. Utilities: Tenant is responsible for electric, water/wastewater, and cable/internet if desired. Landlord responsible for trash disposal payment. Washer & Dryer are included and functional but are not considered part of the lease agreement. They can be removed prior to move in at request of tenant.
