Lease terms

** Need application before showing the property. 1. Tenant pays for Water/Sewer, Gas/Natural Gas, Electricity, Trash Removal, Telephone, Cable Tv, and Internet. 2. No storage room/storage locker (including any common areas) or other area exterior to the Property is provided for in this Lease. 3. Tenant will not sublease or assign all or any portion of the Property without the prior written consent of Landlord, in Landlord's sole discretion. 4. Occupancy - Only the people named on the lease may live in the property. No long-term guests (for example, more than 14 consecutive days or 30 days in a year) without the landlord's written approval. 5. Repairs - Tenant may not make repairs or alterations without written permission. Tenant is responsible for damage caused by the tenant, occupants, or guests. 6. Alterations - No painting, wallpaper, satellite dishes, security cameras, smart locks, or major installations without written approval. 7. Smoking - No smoking or vaping inside the home or garage (and specify outdoor restrictions if desired). 8. Illegal Activity - No illegal activity or nuisance that disturbs neighbors. 9. Noise - Tenant agrees not to create excessive noise or disturbances. 10. Water Damage - Tenant must immediately report leaks or overflowing sinks, toilets, or appliances. Failure to report promptly may make the tenant responsible for resulting damage. 11. Plumbing - Do not flush wipes, paper towels, grease, or other improper items. 12. Parking - Specify permitted parking spaces and prohibit storing inoperable vehicles. 13. Keys and Locks - Tenant may not change or add locks without written permission and must provide any new keys if approved. 14. Entry by Landlord - The landlord may enter with proper notice as required by California law, except in emergencies. 15. Insurance - Tenant is required to obtain and maintain at all times during the Term renter's insurance covering Tenant's personal property and damage to property with per occurrence limits of not less than $200,000.00. Landlord (and Managing Agent, if any) will be named as an interested party. Tenant will provide Landlord with evidence of any required renter's insurance prior to moving in and upon request during the Term. 16. Move-Out - Home must be returned in substantially the same condition, excluding normal wear and tear. All keys, remotes, garage door openers, and access devices must be returned. 17. Tenant must provide a forwarding address. 18. Cleaning Requirements - Home should be professionally cleaned or left equally clean, depending on your lease. Appliances, cabinets, bathrooms, and floors should be clean.
