Lease terms

Lease Term: Minimum one-year lease preferred. Longer lease terms are welcome. Rent: Rent is due on the 5th day of each month. Move-In Costs: First month's rent, last month's rent, and the security deposit (as required by California law) are due at lease signing. Late Payments: A $200 late fee will be charged if rent is not received by the 5th of the month. Utilities: Tenant is responsible for all utilities, including electricity, natural gas, water, trash (if applicable), and cable/internet. HOA Fees: HOA dues are paid by the landlord and are included in the rent. Pets: One small pet (up to 20 lbs) may be considered with landlord approval for an additional $200 per month. Tenant is responsible for any pet-related damage. Smoking: No smoking or vaping is permitted anywhere inside the home or garage. Renter's Insurance: Tenant must maintain renter's insurance throughout the lease term with coverage for personal property and personal liability. Proof of insurance is required before move-in. Property Maintenance: Tenant agrees to keep the property clean and in good condition, promptly report maintenance issues, and replace HVAC filters (if applicable). Occupancy: Only tenants listed on the lease may occupy the property unless otherwise approved in writing by the landlord. Subleasing: Subleasing or short-term rentals (including Airbnb or similar services) are not permitted without the landlord's prior written consent. Application Requirements: All applicants are subject to credit, income, background, and rental history verification. Income should generally be at least three times the monthly rent. Availability: The home will be available on the agreed move-in date following lease execution and receipt of all required move-in funds.
