Tenant agrees to permit periodic property inspections (with proper notice per California law) to confirm compliance. Failure to maintain reasonable cleanliness that results in property damage, pest infestation, or lease violations may be grounds for lease enforcement action. HOA Rules Tenant will be required to comply with FivePoint HOA community rules (pool hours, noise policies, parking restrictions, etc.) Tenant Maintenance Responsibilities Tenant agrees to perform the following routine maintenance: replace the HVAC air filter every 3 months, replace the refrigerator water filter every 3 months, and replace the stove range hood grease filter every 3 months. Tenant shall retain receipts as proof of compliance. Owner provides access to an on-call handyman for repairs and maintenance issues beyond routine tenant upkeep; contact information will be provided at move-in.
