Monthly Rent: $4,500 Available immediately Minimum 12-month lease Tenant qualifications and lease requirements: Verifiable gross household income of at least three times the monthly rent Preferred minimum credit score of 680, with the full credit profile reviewed No recent evictions, landlord judgments or unpaid rental balances Verifiable employment and income Credit, background and eviction screening required for every adult applicant Government-issued identification required for every adult applicant Positive rental history and landlord references when applicable All adult occupants must be listed on the lease No smoking or vaping inside the property Proof of renter's insurance required before move-in Tenant responsible for utilities and personal services Tenant must comply with all Mackintosh HOA rules and restrictions Move-in costs and fees: First month's rent due before move-in Security deposit equal to one month's rent, subject to final application approval $50 application fee per adult applicant Small dogs and cats considered on a case-by-case basis $350 nonrefundable pet fee per approved pet Tenant remains responsible for any pet-related damage beyond the pet fee All required funds must be paid in cleared funds before possession is provided No separate move-in or move-out fee is currently required.
