Lease terms

Lease Details: No Smoking: Smoking, vaping, or the use of tobacco, marijuana, or similar products is prohibited inside the dwelling unit. Compliance with Laws: Tenant shall comply with all applicable federal, state, and local laws, ordinances, and regulations, including all applicable noise and quiet hour ordinances. Utilities: Tenant is responsible for establishing and paying for all utilities serving the leased premises unless otherwise stated in this Lease. Parking: Each unit is permitted a maximum of two (2) vehicles parked in the designated rear parking area. Vehicles must be currently registered and operable. No Subleasing: Tenant shall not assign this Lease or sublease any portion of the premises without the Landlord's prior written consent. Property Inspections: Landlord may conduct routine inspections of the property up to two (2) times per calendar year with at least 24 hours' notice, except in the event of an emergency. Painting: Tenants may paint interior walls only with the Landlord's prior written approval and only if the initial lease term is one (1) year or longer. Unless otherwise agreed in writing, walls must be returned to their original color before move-out. Renter's Insurance: Tenant shall maintain renter's insurance throughout the lease term with a minimum of $100,000 in personal liability coverage. Proof of coverage shall be provided to Landlord prior to move-in and upon renewal or request. Tenant acknowledges that the Landlord's insurance does not cover the Tenant's personal property.
