Lease terms

Rent: $2,750 per month Required Lawn Maintenance Fee: $100/month (professional lawn service provided by owner) Security Deposit: One month's rent ($2,750), subject to screening results. Lease Term: 12 months preferred (longer terms may be considered). Application Fee: Applicant responsible for any screening/application fees. Move-In Requirements: First month's rent and security deposit due before move-in. Income Requirement: Gross household income must be at least 3x the total monthly housing payment Employment Verification: Proof of stable employment or verifiable income required. Credit & Background Screening: Credit, criminal background, eviction history, and rental history will be reviewed. Occupancy: Maximum occupancy in accordance with local regulations. Utilities Tenant is responsible for all utilities, including electricity, water/sewer, trash, cable/internet, and any other applicable services. Smoking: No smoking or vaping inside the home. Pets: Up to 2 pets considered with owner approval. $500 refundable pet deposit and $35/month pet rent per approved pet. Breed and size restrictions may apply. Maintenance: Tenant is responsible for replacing HVAC filters, changing smoke detector batteries (unless otherwise required by law), and maintaining the property in a clean condition. Owner provides professional lawn maintenance. Parking: Garage and driveway parking only. No commercial vehicles, RVs, boats, or trailers without prior written approval. Renter's Insurance: Tenant must maintain renter's insurance throughout the lease term and provide proof prior to move-in. HOA Rules: Tenant agrees to comply with all applicable HOA rules and community regulations. Early Termination: Subject to the terms of the lease agreement and applicable Florida law.
