Lease terms

- Our townhome is a part of an HOA so our lease includes the rules and regulations for the association as a whole. Acknowledging these HOA rules will be a part of the lease signing. Due to sharing walls to both sides of the townhome, rules involving the association are strictly enforced. - You will need renter's insurance to occupy this unit. - Occupants are responsible for all utilities associated with home excluding water/trash. - The unit is NON-smoking. This is non-negotiable. - We do not allow pets at this time unless agreed upon prior and will be associated with extra fees. If allowed, $500 deposit (half non-refundable for carpet cleaning and/or venting cleaning if the pet sheds a lot) and a $30/month pet rent. - The unit has a garage that can fit ONE car, possibly two small cars with a tight squeeze. You can also park two cars in front of the garage. There are about 4-5 extra, uncovered parking spaces at the end of the townhome row for use for occupants and guests. - Only the people listed on the lease are permitted to live in the townhome, violations will be subject to eviction. - The door adjacent to the garage is the "front door" and leads into the courtyard. If left unlocked, the association will shovel snow all the way to the front door when there is 1in or more of snowfall. There is salt and shovels in the garage if needed for extra safety precautions. The association also takes care of all the lawn care in the backyard. - There is exterior security in place (allows use of the door bell). The security system that is indoors (on the doors and windows) is deactivated but with beep with opening/closing.
