Lease terms

Fixed 12-month lease with start/end dates to be completed. Any continuation after expiration requires written agreement or otherwise follows applicable California law. Rent Monthly rent: $3,500 due on the 1st. Accepted payments: Zelle, check, or direct deposit. Grace Period & Late Fee Five (5) calendar day grace period. If rent is not received by the end of the 5th day, a $100 late fee will apply beginning on the 6th day, subject to California law. Security Deposit Security deposit: $3,500. Used only for lawful purposes under California law. Itemized accounting and refund provided within the statutory timeframe. Utilities Tenant pays gas, electricity, trash, internet, and landscaping. Landlord pays water. Occupancy written consent. Only approved occupants may reside in the home. No unauthorized occupants without Landlord's Guests Guests may not remain longer than 14 consecutive days or 21 total days in any 12-month period without written approval. Use of Premises Residential use only. No illegal activity or business operations without written approval. Pets No pets without prior written approval. Service and assistance animals handled as required by law. Smoking Smoking and vaping prohibited inside the residence. Maintenance Tenant shall keep the premises clean, promptly report repairs, replace light bulbs and smoke detector batteries as needed, and maintain landscaping. Plumbing No grease, wipes, diapers, paper towels, or similar items in drains or toilets. Tenant responsible for misuse-related plumbing repairs. Alterations No painting, remodeling, lock changes, fixtures, EV chargers, satellite dishes, exterior cameras, or permanent improvements without written approval. Parking Two assigned front parking spaces. Street parking subject to local law. No storage of inoperable vehicles, boats, RVs, or trailers without permission. Vacancy Tenant shall notify Landlord if the property will be vacant for more than 14 consecutive days. Entry Landlord may enter as permitted by California Civil Code 1954. Insurance Tenant shall maintain renter's insurance with at least $100,000 liability coverage. Default Failure to pay rent or comply with this Agreement may result in notices and remedies allowed by California law. Move-Out Tenant shall return keys/remotes, remove personal property, leave the home clean, and provide a forwarding address. Notices writing.
