Rental Terms & Conditions Lease Term 12-month lease required. Move-In Costs First month's rent due at signing. Security deposit equal to one month's rent due at signing. Occupancy Maximum of 4 occupants. Utilities Included Gas, water, and electricity are included in the monthly rent. Appliances Refrigerator and stove are provided. No washer or dryer is provided. Pets Small pets are welcome with landlord approval. Additional pet terms or fees may apply. Renter's Insurance Proof of renter's insurance is required before move-in and must be maintained throughout the lease. Smoking Policy No smoking or vaping inside the apartment. Drug-Free Property No illegal drugs or illegal drug-related activity are permitted on the property. Property Care Tenant agrees to keep the unit clean and in good condition and promptly report any maintenance issues. Noise & Conduct Tenants and guests must respect neighbors by avoiding excessive noise, disturbances, or disruptive behavior. Guests Guests are welcome for short visits. Long-term guests or anyone staying for an extended period must receive prior landlord approval. Subleasing & Assignment No subleasing, short-term rentals, or assignment of the lease is permitted without the landlord's written consent. Business Use No commercial business, vending, or unauthorized business activities may be operated from the property. Parking Two designated parking spaces are included. Vehicles must be operable, registered, and parked only in assigned spaces. Maintenance Tenant is responsible for maintaining the cleanliness of the apartment and replacing light bulbs, smoke detector batteries (if applicable), and HVAC filters (if provided). Landlord is responsible for major repairs not caused by tenant negligence. Compliance Tenants must comply with all lease terms and applicable local, state, and federal laws. Violation of the lease may result in fees, lease termination, or eviction as permitted by law.
