Pool and gardener service included. No smoking. Approximate one year lease. Rent: $6,500/month Deposit: $8,700. All utilities resident's responsibility. Renter's insurance is required to include $500,000 liability. Small dog considered with additional security deposit. No cats. Animal screening $35/year for 1 animal. Home is unfurnished. Please do not disturb residents. RENTAL QUALIFICATIONS: 3x in monthly rent in verifiable income. All verifiable, legal sources of income will be considered. Pursuant to Cal. Govt. Code 12955(o), for applicants with rental vouchers or subsidies, the income threshold will be calculated based on the amount of rent that will be paid by the tenant (not the entire rent amount). Clean credit with a minimum credit score of 680. No collections, judgements, past due or charged off accounts. No bankruptcies in the past 5 years. Three years of good rental history; no evictions, no late rental payments. Everyone over the age of 18 must complete an application and will be listed on the lease. We do not accept Zillow applications. All applicants must apply online office site. All requested items are to be completed and submitted prior to application being processed. Will give preference to the applicant with the earliest move-in date. Upon notification that your application has been approved, you have 24 hours to sign the lease.
