Please note that all of our properties are smoke-free. If you rent a house, you may not smoke in any part of the property including the garage. If your application is denied based upon information obtained from your credit report, you will be notified. Credit score (average of all applicants) of 600 or greater. Landlord will verify your previous rental history using the information provided by you on the Lease Application. Your failure to provide the requested information, provision of inaccurate information, or information learned upon contacting previous landlord may influence Landlord's decision to lease the Property to you. Applicants may be denied occupancy for the following reasons: Non-payment or frequent late payment of rent Eviction Drug Use Poor Housekeeping Poor supervision of children Unruly or destructive behavior by applicant, applicant's children or applicant's guests. CRIMINAL HISTORY CRITERIA: Landlord will perform a criminal history check on you to verify the information provided by you on the Lease Application. Landlord's decision to lease the Property to you may be influenced by the information contained in the report. Criminal conviction history of violent or sexual crime committed by any applicant or by other applicants, including children, who plan to live in the residence. FAILURE TO PROVIDE ACCURATE INFORMATION IN APPLICATION: Your failure to provide accurate information in your application or your provision of information that is false or unverifiable will be considered by Landlord when making the decision to lease the Property to you.
