This is a one year lease at $2,150.00/month, with a one month security deposit of $2,150.00 required, which is $4,300 due at signing. The deposit may be used to cover unpaid rent, repair or damage the tenant causes and will not be used in lieu of the last month's rent. It is expected the deposit will be replenished if repairs caused by tenant are made out of the deposit. All adults living on the premises will be required to be named as tenants. Any unapproved roommates, or unapproved sublets without the landlord's express permission will terminate the tenancy. Only a small dog under 20 pounds is allowed with a non-refundable fee of $400. No other pets. Owner pays for landscaping. All other utilities are the responsibility of the renter. This house has electric, water and waste utilities. Duke Energy, City of Asheville and Waste Pro. Spectrum is the best internet and phone provider in the area at the moment. The speeds are really good. There is no smoking in the house. The house is in a quiet neighborhood and we ask that you are respectful of not being noisy past 10:00 pm. No loud parties at the house. No illegal activity. It is expected you will maintain and keep the house sanitary and clean regularly. We have a superb housekeeper if you would like a recommendation who knows our house really well. We reserve the right to access and enter the rental with 24 hours notice, (if an emergency arises we will enter with as much notice as possible), to make repairs, or show the unit to new potential renters. There is enough parking for 3 cars. There is no parking on the grass off the street. There are pipes laid under the ground there. If renting this house furnished there will be a separate agreement drawn up for the contents.
