Lease terms

OFFER TO RENT 265 Crabtree Lane, Unit 3, Jackson, Wyoming, 2 bedrooms and 1 bathroom. PURPOSE May only use the Premises as a residential dwelling. It may not be used for storage, manufacturing of any type of food or product, professional service(s), or for any commercial use. APPLIANCES Landlord shall provide the following appliances: Dishwasher, Dryer and washer (for Laundry), Hot Water Heater, Microwave, Oven, Refrigerator, and Stove. LEASE TERM This Agreement shall be for a fixed term commencing on September 7, 2026, and ending on September 30, 2027. RENT Shall pay $4,000 (US Dollars) monthly. The Rent will be due on the First (1st) of every month and be paid through electronic deposit. FIRST (1ST) MONTH'S RENT First (1st) month's rent shall be due by the Tenant(s) upon the first day of the Lease Term (September 7, 2026). The first payment will be prorated based on the lease term start date, The first month's prorated rent is $3,200 (based on 30 days in September). LAST MONTH'S RENT Last month's rent ($4,000) shall be due by the Tenant(s) upon the first (1st) day of the Lease Term. SECURITY DEPOSIT A $1,500 security deposit shall be held as security for Tenant's performance under this Lease. The deposit is due on September 7, 2026 (Lease commencement) and may not be applied to rent. The deposit may be used to cover unpaid rent, damages beyond normal wear and tear, cleaning, and any other amounts due under this Lease. Any remaining balance will be returned within thirty (30) days after termination of the Lease and surrender of the Premises, less any lawful deductions. SUBLETTING The Tenant(s) shall not have the right to sublet the Premises or any part thereof without the prior written consent of the Landlord. If consent is granted by the Landlord, the Tenant(s) will be responsible for all actions and liabilities of the Sublessee including but not limited to: damage to the Premises, non-payment of rent, and any eviction process (In the event of an eviction the Tenant(s) shall be responsible for all court filing fee(s), representation, and any other fee(s) associated with removing the Sublessee). The consent by the Landlord to one sublet shall not be deemed to be consent to any subsequent subletting. PARKING The Landlord shall provide the Tenant(s) one Designated Parking Space. The Landlord shall not charge a fee for the Parking Space. The Parking Space can be described as: single car outside parking. SALE OF PREMISES In the event that the Premises is sold, conveyed, or otherwise transferred to a third party during the term of this Lease, Tenant shall be provided written notice of such transfer, including the name and contact information of the new owner for purposes of repairs, maintenance, and communication. Notwithstanding the fixed term of this Lease, Tenant hereby acknowledges and agrees that, upon such transfer of ownership, the new owner shall have the unilateral right to terminate this Lease by providing Tenant with no less than thirty (90) days written notice of termination. Upon expiration of said notice period, this Lease shall be deemed terminated and of no further force or effect, and Tenant shall vacate and surrender the Premises in accordance with the terms herein. This provision shall be deemed a material term of this Lease and shall survive any sale or transfer of the Premises. UTILITIES The Landlord agrees to pay for the following utilities and services: Lawn Care, Snow Removal, Water, Sewer and Trash with all other utilities and services to be the responsibility of the Tenant(s) (examples: natural gas, electrical, internet, cable). MAINTENANCE, REPAIRS, OR ALTERATIONS The Tenant(s) shall, at their own expense and at all times, maintain the Premises in a clean and sanitary manner and shall surrender the same at termination hereof in as good condition as received, normal wear and tear excepted. May not make any alterations to the Premises without the prior written consent of the Landlord. The Landlord shall be responsible for repairs to the interior and exterior of the building. For procedures regarding the reporting of maintenance issues or repair needs, Tenant(s) shall refer to the "Disputes and Legal Proceedings" section of this Lease. EARLY TERMINATION The Tenant(s) may not be able to cancel this Agreement unless the Tenant is a victim of Domestic Violence, in such case, the Tenant may be able to cancel in accordance with any local, state, or federal laws. PETS Pets are not allowed on the premises. NOISE/WASTE The Tenant(s) agrees not to commit waste on the premises, maintain, or permit to be maintained, a nuisance thereon, or use, or permit the premises to be used, in an unlawful manner. The Tenant(s) further agrees to abide by any and all local, county, and State noise ordinances. GUESTS There shall be no other persons residing on the Premises other than the Tenant(s) and any approved Occupant(s). Guests of the Tenant(s) are permitted for periods not exceeding fourteen (14) consecutive days, unless otherwise approved in writing by the Landlord. There may not be consecutive guest stays intended to circumvent this limitation. SMOKING POLICY Smoking, Vaping, and Incense on the Premises is prohibited on the entire property, including individual units, common areas, every building and adjoining properties. WATERBEDS The Tenant(s) is not permitted to furnish the Premises with waterbeds. EQUIPMENT AND MACHINERY Machinery and equipment belonging to Tenant which cause noise or vibrations that may be transmitted to any part of the Property to such a degree as to be objectionable to Landlord or to any tenant of the Property shall not be installed or moved in by Tenant. Tenant is required to obtain the prior written consent of the Landlord on any requested equipment or machinery, which may be given or withheld in Landlord's sole and absolute discretion. ADDITIONAL TERMS AND CONDITIONS Stored equipment (skis, bicycles, kayaks, paddle boards etc.) must not be visible from the exterior of the building and must be stored within designated storage space and/or Garages. If Tenant(s) require additional storage of equipment, Tenant(s) shall request approval from Landlord, and Landlord will consider available options at that time. Decks may not be used for equipment storage. No diesel trucks are permitted. Grills must be kept 4' from the structure per fire department regulation. No modifications to the interior or exterior of the building may be made, including but not limited to satellite dishes, permanently or temporary fixed lighting, etc. No trailers are allowed on the premises, only vehicles.
