Lease terms

Lease Terms: - Minimum term: 30 days (month-to-month renewable agreement). - Security deposit: A security deposit equal to one (1) month's rent is required, payable upon signing the lease and prior to move-in. The deposit is refundable after the move-out inspection (7 14 business days), subject to deductions for damages, excessive cleaning, or outstanding balances. - Utilities: Water, electricity, trash collection, and high-speed internet are included up to a reasonable usage level; excessive use may be charged to the tenant. - Bathrooms: Only Room 1 has a private bathroom; all other rooms share two (2) full bathrooms. - Shared areas: Kitchen, dining room, living room, laundry, and backyard; each resident must clean after use and keep common areas and their own room clean and tidy. - No drugs or smoking: The property is drug-free and smoke-free (including vaping). Smoking or vaping on the property is strictly prohibited. Fine: $500. - House rules: Quiet hours 9:00 PM 7:00 AM; do not leave personal items in common areas; no parties or large gatherings allowed. Fine for unauthorized parties: $1,000. - Guests/visitors: Allowed with prior notice and subject to host approval. Fine for unauthorized guests: $1,000. Each room is private for one (1) person only, no exceptions. - Pets: Not allowed. - Screening: A background check and references are required before lease execution. - Termination: Serious breaches (damage, violent conduct, use or distribution of illegal substances, unauthorized parties) may result in lease termination and eviction in accordance with the law, without refund of the security deposit. - Payment and due dates: Monthly rent is due before the 1st day of each month; late fees will apply as set forth in the lease. - Inventory: A move in and move-out
