Lease terms

Pets: Dogs allowed with a $300 non-refundable pet fee per dog. Limit of 2 dogs. Tenants are responsible for ensuring pets do not create disturbances to neighbors. Excessive pet-related disturbances, including repeated barking or noise complaints that remain unremedied after notice, constitute a violation of the lease and may result in termination of pet privileges and/or default under the lease. Qualifications: Applicants should generally meet the following criteria: - Minimum credit score of 650 - Monthly household income of at least three times the monthly rent - Positive rental history - No prior evictions - Background screening required - Renter's Insurance: Required prior to move-in. All tenants must be covered by a policy with a minimum of $100,000 in liability coverage throughout the duration of the lease. Applicants who do not meet all criteria may still be considered with additional supporting documentation or a qualified co-signer, consistent with applicable law.
