Lease terms

12-month lease. First month's rent and a $1650 refundable security deposit due at signing. Tenant is responsible for electricity, gas, and internet. Owner pays for water, sewer, and garbage. Tenant must maintain renters insurance with a minimum $100,000 liability coverage naming owner as an additional interested party for the full lease term. Landscaping and yard maintenance are an additional $100/month; this charge is waived if the tenant maintains the yard (mowing, edging, weeding, and debris removal) in good condition throughout the tenancy. Owner reserves the right to reinstate the charge and assume maintenance if the yard is not kept up after written notice. No smoking or vaping anywhere on the property, including outdoor areas. Pets allowed no aggressive breeds; service and assistance animals accepted per fair housing law. Tenant is responsible for changing HVAC filters, replacing smoke detector batteries, and keeping the unit free of pest-attracting conditions.
