Move-In & Lease Duration: Availability: Available immediately. Lease Term: Preferred 6-month, 12-month, or longer agreement for mutual stability, though month-to-month is acceptable for the right candidate. Rent, Deposit & Fees: Monthly Rent: $1,000/month (flat rate). Utilities Included: All-inclusive rent covers SMUD electric, gas, water, trash, and high-speed Wi-Fi. Security Deposit: $600 due upon lease signing. Application Fee: No upfront fee to apply. A standard background check fee will only apply if formal third-party screening is required after an initial interview. Parking & Policies: Parking: Easy, abundant street parking right outside the house (City of Sacramento Zone B permit area). Pets: Home is shared with 3 sweet resident cats. To maintain a peaceful environment for existing pets, no additional pets can be accepted. Smoking: Strictly no indoor smoking or vaping anywhere on the property. Maintenance & Responsibilities: Major property maintenance, routine upkeep, and backyard/garden care are fully handled by the household manager. Renter responsibilities are simple: keep your private room clean and maintain a basic "clean-as-you-go" standard in shared common areas (kitchen, bathroom, laundry).
