Lease terms

Tenant is responsible for all utilities (water, gas, electric, wifi), bi-monthly HVAC filter replacement, and lawn care; foundation, yard, and trees to be watered and kept green. The first month's rent and $2,000 security deposit are due at signing. One pet is allowed; a cat or small dog with an additional refundable $500 pet deposit; all vaccinations required; breed must meet tenants' insurance provider's approval. No smoking/vaping of any kind is permitted inside the home. AT&T gigabit fiber wifi connection is installed. Renters' insurance is required. A 1 year lease minimum; a 2 to 3 year lease is preferred. An application and credit/background check are required for each person age 18 or older. A credit and background check is obtained with TransUnion "MySmartMove" for $47/screening; the applicant will pay the fee directly to TransUnion. Tenant Selection Criteria and Grounds for Denial include: A.) Minimum 2-yr verifiable rental history or mortgage payments; B.) Minimum 2-yr verifiable employment history or self-employed applicants to provide two previous years' tax returns attested by a CPA or other tax professional; C.) Credit history, evictions, foreclosures (within past 5 yrs), bankruptcies (within past 5 yrs), and judgments for landlords regarding rent or property damages; D.) Criminal background. (Per HB 1510 & Fair Housing Act Standards (2016)); E.) Current income to meet or exceed 3x the monthly rent; F.) An application may be denied for smoking inside the premises; G.) An application may be denied for unauthorized animals kept inside/outside the premises; subject to Tenant's Rights Laws; H.) An application may be denied for failure to provide accurate or complete information on the application form; I.) No housing assistance/Section 8 - except if the person is a military veteran (SP 267); J.) An application may be denied if a pet is not covered by insurance due to breed or other restrictions.
