Lease terms

Lease Terms: 12-month lease. Monthly rent is $3,200 with a $3,200 refundable security deposit. Total move-in amount is $6,400, which includes first month's rent and security deposit. Tenants are responsible for all utilities, including electricity, gas, water, sewer, trash, internet, cable, and optional services. Pets are allowed with prior owner approval. Maximum of 2 pets total. Preferred pet arrangement is one small dog and one cat. All pets must be disclosed before lease signing and included in the lease or pet addendum. Tenants are responsible for all pet-related damage, cleaning, odor removal, and waste cleanup. Assistance animals will be reviewed separately in accordance with applicable fair housing laws. No smoking inside the property. No subleasing, short-term rentals, Airbnb-style rentals, or unauthorized occupants. Tenants must maintain the home and yard in clean condition, follow all city and county ordinances, comply with parking and noise rules, and promptly report maintenance concerns. Renters insurance is strongly recommended and may be required before move-in.
