A "Risk Summary" score of C or less is grounds for requiring a security deposit that is 1.5 times the monthly rent. Credit Score Ranges: A: 850-781 B+: 780-721 B: 720-661 C: 660-601 D: 500-600 F: 499-300 Criteria Infractions: No unpaid landlord collections. No more than two non-medical collections. This scoring system provides a standardized method for evaluating applicants based on their credit history and financial risk. It allows landlords to make informed decisions about rental applications while also providing a clear understanding of the consequences associated with different risk levels. Applicants should be aware of how their credit score and financial history may impact their application and take steps to address any issues or discrepancies before applying for rental properties. Additionally, landlords should apply these criteria consistently and fairly to all applicants. Rental History: Both Minneapolis and outside of Minneapolis Police Calls: No police calls are permitted except if the applicant was a victim of domestic violence. Neighbor Complaints: No complaints from neighbors are allowed. Eviction History: No eviction with a judgment against any applicant is allowed less than 3 years before the application date. No eviction settled or with no judgment or writ against any applicant is allowed less than 1 year before the application date. Disclosure of Information: Any bad faith withholding of information will result in denial of the application. If discovered after approval or signed lease, the bad faith information will become grounds for immediate eviction. Property Damage: No damage to the property beyond ordinary wear and tear is permitted. Income: Minneapolis Screening Criteria Income Documentation: Written documentation of gross income equal to at least 2.95 times the monthly rent amount is required. This documentation should include paystubs or other proof of payment from the last 30 days. Cosigner Option: Applicants who do not meet all the requirements listed above may have the option to qualify with a cosigner. If the applicant is denied due to not meeting the income requirement, a cosigner who meets all the criteria can apply and sign the lease with them. If the applicant is denied due to non-housing collections on their credit report, a cosigner who owns a home in Hennepin County and meets all the criteria can apply and sign the lease with them. The option for a cosigner provides an opportunity for applicants who may not meet certain criteria on their own to still be considered for rental approval. It's important for applicants to understand the specific requirements and for cosigners to be fully aware of their responsibilities before entering into such an agreement. Occupancy: Both Minneapolis and outside of Minneapolis Studio: Up to 2 people. 1 Bedroom: Up to 2 people. 2 Bedrooms: Up to 4 people. However, no more than 2 of these people can be over the age of 18. 3 Bedrooms: Up to 6 people. No more than 3 of these people may be over the age of 18.
