Lease terms

Rental Terms: Lease Term: 12-month minimum lease. Monthly Rent: $2,175 per month. Security Deposit: 1x - 1.5x monthly rent depending on background, credit, and rental history Application Fee: $0 Free on Zillow Move-In Date: Available Aug 1st. Income & Screening Requirements: Household gross monthly income must be at least 2.75 times the monthly rent. All applicants 18 years or older must complete an application and pass a background, credit, eviction, and income verification. Positive rental history is preferred. Utilities Tenant is responsible for transferring and maintaining all utility accounts, including electricity, water, sewer, trash, and gas effective on or before the lease start date. Landscaping & HOA Tenant is responsible for maintaining the landscaping in a neat, weed-free condition and keeping all trees and shrubs trimmed in accordance with HOA guidelines. Tenant will receive a copy of the HOA rules before move-in. Any HOA violations or fines resulting from the tenant's actions or failure to maintain the property are the tenant's responsibility and are due with the following month's rent. Maintenance Tenant is responsible for replacing HVAC air filters on a regular basis. Tenant is responsible for routine maintenance and for repairs resulting from misuse, negligence, or accidental damage. Landlord is responsible for normal maintenance of major building systems and structural components, except where damage is caused by tenant negligence, as permitted under Arizona law. Pets Pets considered on a case-by-case basis. Breed and weight restrictions may apply. Additional pet deposit: $350 non-refundable Monthly pet rent required: $30/month per pet Smoking No smoking or vaping inside the home or garage. Occupancy Occupancy is limited to the individuals approved on the lease. Rent Payments Rent is due on the 1st of each month. Late fees will be assessed as provided in the lease and Arizona law. Renter's Insurance Tenant must maintain renter's insurance throughout the lease term with liability coverage of at least $100,000 and provide proof of coverage prior to move-in. Property Condition Tenant agrees to maintain the property in a clean and sanitary condition and promptly report maintenance issues to help prevent further damage. Service Calls: Tenant is responsible for the cost of repairs and service calls resulting from tenant misuse, negligence, unauthorized alterations, or failure to perform routine maintenance (including replacement of HVAC filters). Repairs due to manufacturer defects or covered warranty items remain the responsibility of the Landlord.
