Lease terms

Lease Duration Standard lease term is 12 months Short-term or extended lease options may be available upon request (subject to approval) Rent & Payment Monthly rent is due on the 1st of each month 10% Late fees may apply if payment is received after the due date. Rent payment due date is 5th of every Month. Accepted payment methods: online transfer like Zelle or Venmo, ACH, Account wire transfer. Security Deposit A security deposit equal to one month's rent is required before move-in The deposit is refundable, subject to property condition and lease terms expect $500 Cleaning Fee. Utilities Tenants are responsible for: Electricity Gas Water & Sewer Internet / Cable (If applicable) Trash and lawn care may be included please confirm during the showing Maintenance & Repairs Tenants are responsible for keeping the property clean and reporting issues promptly Major repairs will be handled by the landlord Damage caused by misuse or negligence may be charged to the tenant Pets Pets may be allowed with prior approval Additional pet deposit and/or monthly pet rent may apply which is $200 for 1 Pet and $349 for 2 pets. Occupancy Rules Only approved tenants listed on the lease may occupy the property Subleasing is not permitted without written approval Move-Out Terms A written notice is required before vacating Property must be returned in clean condition to avoid deductions
