Lease Terms Summary Move-In Costs: First month's rent ($2,250) and security deposit ($1,200) are due in full at lease signing before move-in. Lease Term: 12-month lease required. Late Rent: Rent is considered late after the 5th day of the month. Late fees apply. Utilities: Tenant is responsible for all utilities, including electricity, water, trash, and internet. Lawn Care: Tenant is responsible for maintaining the lawn and yard throughout the lease term. Occupancy: Only approved occupants listed on the lease may reside in the home. Pets: No pets permitted without prior written landlord approval. Maintenance: Tenant must keep the property clean and in good condition and is responsible for damages caused by negligence or misuse. Inspections: Periodic property inspections may be conducted with proper notice. Early Termination: Early lease termination may be subject to fees and landlord approval. Renter's Insurance: Strongly recommended for all tenants. No Smoking and No Illegal Activity permitted on the property.
