Each prospective tenant is to submit a full rental application including credit score and background check through Zillow. Tenants will be chosen on a first come first serve basis based on the following criteria: Date tenant would like to occupy the property No Smoking of any kind inside the home. No Cats Dogs are considered, but must be approved. Minimum Credit Score per applicant: 700 2 years unbiased rental history Currently employed with verifiable income Minimum monthly household income: $7,050/month Monthly rents are due on the 1st first day of the month. First and last month's rent due upfront ($4,700) plus a damage deposit of $3,000 for a total move-in fee of $7,700. If the tenant moves in mid month, then the amounts will be prorated. Damage deposit will be partially refunded, less a professional cleaning fee, and any damage caused by the tenant. Maximum occupancy: 4 people. Maximum number of cars: 4. Each occupant must fill out their own application except children under 18. All tenants are subject to employment verification and background check (If all the above criteria is not met, then exceptions may be made) Laundry hookups are inside the home but tenant will supply their own washer and dryer. Tenant to obtain renters insurance and provide a policy copy to the landlord. Tenants must obtain renters insurance that covers their own personal belongings and it must also include a liability policy covering a minimum of $300,000. Additional information: This is a privately owned residence in a quiet neighborhood with owner occupied neighbors. Tenants to be considerate of neighbors and are expected to take excellent care of the property. Landlord will conduct periodic walkthroughs and will provide 24hr notice via email or text prior to all visits. Owner is open to either a 6 months lease or 11 month lease with potential for further "month to month" tenancy thereafter. After the initial lease terms ends, rents are subject to increase at any time.
