Lease terms

Lease Terms: Minimum 12-month lease. Complimentary internet service included in rent. Tenant responsible for all other utilities unless otherwise agreed in writing. Security deposit required. First month's rent and security deposit due at signing. No smoking permitted inside the home or garage. All applicants are subject to application review, background screening, credit check, income verification, and rental history verification. Occupancy limits apply in accordance with applicable laws and property standards. Unauthorized occupants, subleasing, and short-term rentals are not permitted without written owner approval. Tenant is responsible for maintaining the property in clean and good condition, including the backyard, wraparound porch, balconies, and garage. Late fees apply to overdue rent as stated in the lease agreement. Pet Policy: Pets considered on a case-by-case basis with owner approval. Small pets allowed with monthly pet fees. Pets must be properly supervised and may not cause damage, excessive noise, odors, or disturbance. Tenant is responsible for all pet-related cleaning, damage, waste removal, odor remediation, flea treatment, and repairs beyond normal wear and tear.
