Lease terms

1. Utilities and Services Tenant is responsible for: Electricity Internet Landlord is responsible for: Water and sewer Trash and recycling service Yard and landscaping upkeep Monthly pool and hot tub cleaning and maintenance Tenant agrees to place all tenant-paid utility accounts in their name prior to the lease start date and maintain active service throughout the lease term. 2. No Smoking Policy Smoking is strictly prohibited anywhere on the premises, both inside the home and anywhere on the exterior property, including the yard, patio, pool area, garage, and driveway. This includes cigarettes, cigars, pipes, vaping, e-cigarettes, and cannabis in any form. Violation of this policy is grounds for lease termination, and Tenant will be responsible for all cleaning, deodorizing, and restoration costs resulting from smoke damage. 3. Occupancy The premises shall be occupied only by the Tenant(s) named in this lease and any minor children. Guests staying longer than [14] consecutive days require written approval from the Landlord. 4. Use of Premises The property is to be used solely as a private residence. No commercial activity, illegal activity, or activity that creates a nuisance to neighbors is permitted. 5. Pool and Hot Tub Use Tenant uses the pool and hot tub at their own risk. While Landlord provides monthly cleaning, Tenant is expected to use the pool and hot tub responsibly, keep covers in place when not in use, and report any equipment issues promptly. Tenant is responsible for the safety of all guests and minors using these amenities. 6. Maintenance and Repairs Tenant shall keep the premises clean and in good condition. Tenant must promptly report any needed repairs, water leaks, or damage to the Landlord. Landlord is responsible for major repairs and systems maintenance. Tenant is responsible for damage caused by negligence or misuse. 7. Alterations No alterations, painting, or modifications to the property may be made without prior written consent from the Landlord. 8. Pets Pets are allowed with prior written approval and a refundable pet deposit of $500. 9. Late Fees Rent received after the [5th] of the month will incur a late fee of $50. 10. Entry by Landlord Landlord may enter the premises with [24] hours' notice for inspections, repairs, or showings, except in emergencies. 11. Insurance Tenant is required to obtain and maintain renter's insurance throughout the lease term, with proof provided to Landlord before move-in. 12. Termination and Renewal This lease will not automatically renew. Either party must provide [30/60] days' written notice prior to lease expiration regarding renewal or termination.
