Total due at move-in is first month's rent plus the refundable security deposit. Parking is limited to two vehicles total: one inside the garage and one along the side of the house. No street or cul-de-sac parking is allowed. Electronic entry. This rental is offered on a month-to-month basis with a 12-month rent price lock. After the first 12 months, rent may increase by 1.5% every 3 months, with the option for the landlord to waive or reduce increases based on exceptional tenant behavior. All rent increases will comply with Olympia law, including providing at least 120 days' written notice. Tenant pays all utilities and is required to maintain renter's insurance, with proof of coverage provided every three months. A $49 screening fee per adult applicant is required and processed through RentPrep. If approved and a lease is signed, the $49 fee will be credited toward move-in rent. Screening criteria include: minimum credit score of 625, no prior evictions, no violent criminal history, household gross income of at least 2.5 times monthly rent, no third-party or reusable screening reports, a maximum occupancy of two adult tenants plus one adult roommate, and verification of identity, income, and rental history. This listing complies with the Olympia Rental Housing Code (OMC 5.82) and Washington State landlord-tenant laws. Screening criteria are disclosed in advance as required. A move-in condition checklist will be provided and must be completed at move-in. Deposits will be held in a Washington trust account and returned according to state law within 30 days after move-out with an itemized statement if any deductions are made. Rent increases will meet all required notice periods under Olympia law. Adverse action notices will be provided if an application is denied. We follow all federal, state, and local Fair Housing laws and do not discriminate based on race, color, national origin, immigration status, religion, gender, sexual orientation, gender identity, familial status, disability, military status, marital status, or any other protected class. SHOWINGS: All showings are done individually at a scheduled time - a property management representative will not be present. You will be given a 1-hour access code to open the doors during your scheduled showing. NOTICE: The house has audio and video recording inside and outside. By scheduling a viewing, you are consenting to being audio & video recorded. You must see the house in person before being allowed to submit an application.
