Lease terms

Minimum 12-month lease. Rent is $2,850 per month. Security deposit is $2,850, due at lease signing. Tenant is responsible for electricity, gas, water/sewer, trash, internet, cable, and any other personal utility services. Landlord pays HOA dues. Attached garage parking is included in rent. No smoking or vaping inside the home. No pets allowed. Tenant must maintain the property in clean condition, promptly report any maintenance issues, and follow all HOA and community rules. Renters insurance is required before move-in and must remain active during the full lease term. The home is covered by a 2-10 Home Warranty for eligible covered repairs. For any service request covered under the warranty, tenant is responsible for paying the applicable warranty service call fee/trade call fee. The remaining covered repair cost will be handled through the warranty, subject to warranty terms, coverage limits, and approval. Tenant is responsible for any damage caused by misuse, negligence, lack of care, or failure to properly maintain the home.
