Lease terms

Rental Details & Terms * Availability: August 1, fully furnished. * Term: 3 months+ lease, month to month afterwards * Utilities, Internet, and other fees: Tenant is responsible for all fees with no markup. * Maintenance: Use the on site snow blower or, for additional fee, snow removal is available to ensure a hassle-free mountain winter. * Background check required. * Income verification required. * Credit check required. * Renter's insurance required given that it's fully furnished. * Required cleaning checklist provided for clear move out procedure. * No smoking or burning incense inside. * Fires in the all home masonry heater, to avoid costly baseboard electrical heat bills, shall follow required lighting procedure. * A generous supply of firewood, at landlord's $1000 cost, is provided. Tenant required to resupply firewood should the initial supply run out. * No more than 4 vehicles on the property at any time (2 in the garage, 2 outside). * Tenant required to maintain all electronics, equipment, and property in working order up to $50 in handyman charges. Should maintenance beyond $50 be needed, a renter's insurance claim must be filed. Anything not covered by renter's insurance shall be the responsibility of landlord. * Most light bulbs supplied. Any lightbulbs not supplied to be purchased and replaced by tenant. * Wood shop off limits as this is reserved for the owner's personal storage. * Rent due on the 1st of each month. Late fee after 3 days: $150. * Tenant shall make no alterations to property or furnishings without prior permission. * Landlord reserves the right to raise the rent upon termination of the 12 month lease prior to the month-to-month portion of the lease starting. This raise can be avoided by signing another 12 month lease. * No assignment or subletting/subleasing. * These are the primary lease terms.
