Terms at 2606 Stone Creek Ln

Tenant agrees to pay monthly rent in the amount of $2,495 due on the 1st day of each month. Rent not received by the 3rd day of the month will be considered late and subject to standard Texas late fees as permitted by law, including an initial late fee and additional daily late charges until paid in full. A security deposit of $2,495 is required prior to move-in. Tenant is responsible for all utilities associated with the property, including water, electricity, gas, trash, cable, and internet services. Tenant is also responsible for maintaining the yard and landscaping, including mowing, watering, and general upkeep, as well as regular trash removal and basic pest control during the lease term. Tenant agrees to replace HVAC air filters regularly, at minimum every 60 days, and maintain the property in a clean and sanitary condition throughout the lease term. Renter's insurance is required and proof of active coverage must be provided prior to move-in and maintained throughout the lease term. Smoking, vaping, or use of any tobacco or marijuana products inside the home or garage is strictly prohibited. Pets are permitted only with prior landlord approval. A non-refundable pet fee of $200 per pet and monthly pet rent of $25 per pet will apply. Tenant is responsible for any damages caused by pets, occupants, or guests beyond normal wear and tear. Tenant agrees to promptly report any maintenance issues, leaks, plumbing problems, or damages to the landlord. Unauthorized occupants, subleasing, or short-term rentals are prohibited without written landlord approval. Upon move-out, Tenant agrees to return the property in clean, broom-swept condition with all personal belongings removed, trash disposed of, appliances cleaned, and no damage beyond normal wear and tear. Tenant may be charged for excessive cleaning, carpet stains, trash removal, unpaid utilities, missing keys or remotes, pet damage, smoke odor remediation, or repairs resulting from negligence or lease violations.
