RENTAL CRITERIA THE FOLLOWING TENANT SCREENING CRITERIA WILL BE STRICTLY ADHERED TO. THIS ENSURES FAIRNESS AND EQUAL CONSIDERATION TO ALL APPLICANTS These criteria are being provided in reference to the Property located at: Pursuant to Property Code Section 92.3515, these Tenant Selection Criteria are being provided to you. The following constitute grounds upon which Landlord will be basing the decision to lease the Property to you. Based on the information you provide, Landlord may deny your application or may take other adverse actions against you (including, but not limited to, requiring a co-signer on the lease, requiring an additional deposit, or raising rent to a higher amount than for another applicant). If your application is denied or another adverse action is taken based upon information obtained from your credit report or credit score, you will be notified. APPLICATION INSTRUCTIONS: Each adult (over 18 years) must complete and sign a separate application A credit check fee/application fee of $45 per applicant is required at the time of application. All application related fees are NON-REFUNDABLE. If any information on the application is missing, the application will not be accepted. All questions must be answered. Maximum number of occupants allowed is two (2) per bedroom. We will obtain a consumer credit report for each applicant. After acceptance by owner and after applicant has paid the required deposit which is one month security deposit and one month's rent payable via certified check made payable to landlord, should applicant fail to enter into a rental/lease agreement, applicant forfeits the full deposit as compensation to the landlord for taking the property off the market. Please note that all of our properties are smoke-free. If you rent a house, you may not smoke in any part of the property including the garage. Income must be verifiable through paystubs, employer contact, or tax records. Other income (retirement, child support, disability payments, etc.) must have documentation to be included in income totals. Lease Duration: minimum 1 year and maximum 4 years. Preferred 2 years. No pets allowed TENANT SELECTION CRITERIA INCOME CRITERIA: Landlord may ask you to verify your income as stated on your Lease Application. Depending on the rental amount being asked for the Property, the sufficiency of your income along with the ability to verify the stated income may influence the Landlord's decision to lease the Property to you. Applicant must have verifiable gross income of three (3) times the monthly rent. Stable employment history and length of time with current employer may be considered. CREDIT HISTORY CRITERIA: Landlord will obtain a Credit Reporting Agency (CRA) report, commonly referred to as a credit report, in order to verify your credit history. Landlord's decision to lease the Property to you may be based upon information obtained from this report. If your application is denied based upon information obtained from your credit report, you will be notified. Credit score (average of all applicants) of 600 or greater. Landlord will verify your previous rental history using the information provided by you on the Lease Application. Your failure to provide the requested information, provision of inaccurate information, or information learned upon contacting previous landlord may influence Landlord's decision to lease the Property to you. Applicants may be denied occupancy for the following reasons: Non-payment or frequent late payment of rent Eviction Drug Use Poor Housekeeping Poor supervision of children Unruly or destructive behavior by applicant, applicant's children or applicant's guests. CRIMINAL HISTORY CRITERIA: Landlord will perform a criminal history check on you to verify the information provided by you on the Lease Application. Landlord's decision to lease the Property to you may be influenced by the information contained in the report. Criminal conviction history of violent or sexual crime committed by any applicant or by other applicants, including children, who plan to live in the residence. FAILURE TO PROVIDE ACCURATE INFORMATION IN APPLICATION: Your failure to provide accurate information in your application or your provision of information that is false or unverifiable will be considered by Landlord when making the decision to lease the Property to you.
