The full kitchen is equipped to prepare simple meals, from a quick breakfast to a shared dinner, with an adjacent dining space for gathering around the table. A TV in the living area provides a cozy spot for relaxed evenings. Enjoy access to shared community amenities including a pool and gym within the gated Lutz neighborhood. A BBQ grill and common outdoor areas invite casual meals al fresco, while walking and biking trails, a basketball court, and a clubhouse offer plenty of recreation options. Free parking is available on the premises in visitor-labeled spaces on a first-come, first-served basis. Your furry companions are welcome with a one-time pet fee of $150 per pet, with a maximum of 2 pets allowed per unit, not to exceed 50lbs each. Breed restrictions apply. Service animals must adhere to the same rules and regulations concerning noise, animal conduct and waste disposal but are exempt from the above fees, weight allowances & breeds. An unleashed pet fee of $50.00 per occurrence and a pet waste pick-up fee of $50.00 per occurrence apply. Nestled in a quiet residential community, the home is a short drive from USF, Busch Gardens, the Museum of Science & Industry, and several local parks. Major roadways nearby make it simple to reach Tampa's attractions while returning to a peaceful retreat at day's end. Quiet hours are observed between 10:00 PM and 8:00 AM. Please note that in sunny Florida, humidity and bugs are a natural and common occurrence. The property is professionally sprayed for pests. Check-out time is 10 AM. Late check-outs may incur a fee of up to $300. A damage protection option is required for all reservations. For 1-night reservations, a $250 refundable security deposit is required. For reservations of 2 nights or more, guests may choose between the $250 refundable security deposit or a non-refundable damage waiver of $30 per night (capped at a maximum of $150). This waiver covers accidental damages beyond normal wear and tear. The community pool and all other community amenities are managed and maintained exclusively by the community. We do not provide access to the community's amenities. It is a self-catering home; supplies are not refilled during your stay. Each bathroom will have shampoo/conditioner, body wash, a single roll of toilet paper, and hand soap. The laundry room provides enough detergent pods for up to two (2) loads. The kitchen includes a paper towel roll, a couple of trash bags, dishwashing detergent, and a sponge. Salt, pepper, and cooking oil are available for use. There is absolutely no smoking and no drugs allowed inside the home or elsewhere on the property. A maximum of 8 guests are allowed at any given time. The individual making the reservation must be at least 21 years of age and must be one of the guests staying at the property. No third-party bookings are allowed unless otherwise agreed upon in written form. Only the number of guests indicated on the reservation are allowed to stay overnight on-premise, unless otherwise agreed upon in written form. The number of vehicles on property should never exceed three (3) per reservation. Please wipe shoes at the door and it is preferred that shoes are removed indoors. Please respect the neighborhood and neighbors. Be considerate while socializing outdoors after 10 PM and before 8 AM, and keep excessive noise to a minimum during this time. After it rains, there may be a few small bugs that wash off the screen and into the pool, and the pool may appear slightly discolored. No fireworks of any kind. No firearms on property, unless kept locked in a vehicle. Please take out the trash and dispose of it properly per instructions upon departure. Failure to bag trash properly and dispose of it in containers provided can result in fines up to $200. Report damages immediately. Late check-outs are not permitted unless coordinated in advance and are susceptible to incurring a late check-out fee of $350. We reserve the right to terminate a reservation without refund, and/or pursue monetary fines if guests are found to be in violation of any of these rules.
