Lease terms

1 year minimum duration on lease agreements. All applicants are subject to a rental application process. Approval will be based on factors including, but not limited to: Credit history and credit score Criminal background check Income and employment verification Rental history and references Overall ability to meet lease obligations Meeting one criterion does not guarantee approval, and all applications will be evaluated in accordance with applicable federal, state, and local fair housing laws. Pets Pets may be considered on a case-by-case basis and must comply with all Brierwood Country Club HOA rules and restrictions. Large-breed dogs are not permitted by the HOA. Any approved pet must be disclosed and approved by the landlord prior to occupancy. Tenant is responsible for any damage caused by approved pets. No Short-Term Rentals or Subleasing The property is intended solely as the tenant's primary residence. The following are prohibited without the landlord's prior written consent: Subleasing any portion of the property Assignment of the lease Short-term rentals, including Airbnb, VRBO, Furnished Finder, or similar platforms Renting individual rooms Parking must comply with all HOA rules and regulations. No overnight parking is permitted on community streets. Vehicles must be parked in driveway, the attached garage, or other HOA-approved parking areas. Tenant agrees to comply with all current and future HOA rules, regulations, bylaws, and architectural guidelines during the lease term. Any fines, penalties, or damages resulting from the tenant's actions, or those of the tenant's guests, invitees, or pets, shall be the tenant's responsibility.
