Lease terms

Home is in a gated community with an HOA. HOA requires that rentals be 28 days or longer. No short-term rentals allowed. Owner pays for water, sewer, garbage, electric, internet and gas. Renter is responsible for paying any gas bills that exceed $100 per month and any electric bills that exceed $150 per month. Unpaid utility overages will be taken out of the deposit if not paid. Owner pays for pest control, pool service (2 x a week) and yard maintenance. Property is non-smoking. No pets allowed on property Cleaning fee of $400 will be deducted at end of lease unless tenant has the home professionally cleaned by our preferred cleaner. Pool heating is gas and will be paid by tenant if desired.
